Green by name, and by nature.
Green Lofts is a highly sustainable 9-storey commercial office project located in Melbourne’s emerging workplace hub Cremorne.
The design came together relatively instinctively, due to the site's rich industrial tapestry. We knew from the outset that we wanted to draw from the existing precinct. To achieve this, we divided the structure into three volumes to continue the streetscape rhythm.
"We designed Green Lofts to draw on the character of the surrounding industrial precinct, using the sawtooth silhouette of the factories, and articulating the building to follow the original street rhythm." - Nic Antoniou, Senior Associate
Not only does the roofline provide a nod to the heritage context, but it also presents an opportunity to integrate solar panels to harness the north-facing sunlight. The solar canopy also doubles as a shelter for the rooftop terrace gardens, creating an outdoor space where users can be connected to nature year-round.
Sustainability was a core focus within all aspects of design, with Green Lofts achieving BESS excellence and on track to receive a 6-star Green Star rating.
Retail on the ground floor activates the public realm, with the first-floor setback creating a sheltered space that extends the shallow street, encouraging connections and repose. Detailed elements such as the stack bond brickwork, Victorian Ash battens and perforated brass-coloured steel add warmth and texture.
To promote the health and wellness of users, we decided to create a staircase that people would want to use. We opted to encase the stair in an undulating screen inspired by the Short Finned Eel, local to the Yarra River.
To further facilitate a healthy lifestyle, we've accommodated easily accessible ground-level bicycle parking, with the Yarra Trail just 500 metres away.
