Award-winning Tokyo architect Kengo Kuma pairs with local Brisbane studio Plus Architecture for Brisbane West End revitalisation

A dynamic partnership between Tokyo-based luminary architect Kengo Kuma, local Brisbane architecture practice Plus Architecture and developer Crown Group is poised to deliver a valuable and enduring addition to the urban fabric of Brisbane with a proposed $550 million West End development.

Located on 117 Victoria Street, the mix of residential and retail spaces across four 12-storey towers have been designed to bring together residents, landscape and the greater West End community through more open community space, better connectivity to the river, and culturally rich design.

The 1.25-hectare West End site embraces a ‘living with nature’ design philosophy, with Kuma – the designer of the Tokyo Olympic stadium – taking inspiration from Brisbane’s beautiful natural surroundings and the way people integrate nature into their everyday lives.

Plus Architecture Director, Danny Juric said the project is bringing the excellence of internationally acclaimed architecture to Brisbane, fusing Kuma’s iconic style with localised design expertise.

“Kuma’s intention was to plant a seed for future vitalisation of the West End community – representing a new era of architecture for Brisbane where globally awarded design is accessible to everyone in the community. It’s been very special to collaborate with Kuma and Crown Group to bring this vision to life,” Juric said.

“Celebrating public space is an important part of the project, and to see this level of private investment in quality urban design in Brisbane is a fantastic reflection of the growth and confidence in the future of our city. “

Accessible gardens, private outdoor space, retail, rooftop amenity, and proximity to the river are all features of the inspired design.

The exterior colour palette features a stainless-steel undercroft to reflect the river paired with timber-look screening to complement the natural beauty of the site. Natural elements continue to extend into the building and residences within, with each of the residential units featuring deep terraces allocated for spacious outdoor occupancy and surrounded by perimeter gardens.

Located on one of the last key development sites in Brisbane’s West End, the project is Crown Group’s first Queensland mixed-use development, set to continue the privately-owned developer’s ongoing legacy of giving back to local communities.

Crown Group Queensland Development Director, Trent McLauchlan said he was excited to expand Crown Group’s portfolio of extraordinary residential and mixed-use communities, delivered over more than two decades by partnering with internationally and locally esteemed architects and designers.

“This site is one of the last remaining riverfront parcels to be developed in West End and therefore presents a unique opportunity. We are looking forward to bringing iconic design and unrivalled resort amenity to Brisbane at this magnificent and exclusive riverfront address,” McLauchlan said.

The project is also equipped with amenities to function as an urban hub, including a rooftop pool with a wonderful overlooking view towards the river and rooftop gardens for outdoor barbeque and activities. Retail spaces, food and beverage outlets, and community support spaces are provided on the ground floor around the central park to further attract the public to the area.

Almost three-quarters of the ground area will be landscaped gardens and open green spaces that merge into the garden foreshore and river. The zen-like environment will also contain a series of lagoons and strong use of natural materials in the built form.

Publicly accessible gardens will feature walkways to improve access to the river and the proposed ferry terminal at the front of the site, with residents to be in the heart of the action for the 2032 Brisbane Olympics, with the entertainment and hospitality hub of South Bank within walking distance of the residential community.

The current plans are part of an improved development application, revised in 2022 to create more public space, introduce rooftop amenity and enhance traffic management.

Crown Group anticipate development approval in Q4 2022, with the international award-winning developer to commence sales in Q2 2023. Construction is expected to commence in the second half of 2023.
