Boutique and innovative, Elements in Barkly Street, implements design elements to deliver a carbon-neutral and fossil fuel free building.

This residential development project sought to distil the essence of Brunswick in both style and function. The diversity within Brunswick’s architecture collectively creates a unique style befitting of it’s past, present and future. It was important that this building added to the collage that is Brunswick’s architectural diversity.

Brunswick’s architectural aesthetic stems from its heavily industrial roots. Plus felt it was important to incorporate this resilience to evolution into the design, creating a snapshot of history through architectural expression to reflect both what once was, and today and tomorrow’s needs.

Plus worked closely with GIW Environmental Solutions to integrate passive design principles throughout the development. This high-performance building envelope and efficient services work to reduce the operational emissions. The apartments are on track to achieve a 7.5 star average energy rating result which is a significant improvement to the 6 star minimum compliance requirement.

Full height double glazed windows plus thermal insulation will ensure Elements’ apartments stay cool in the summer and warm throughout winter. Natural ventilation, with a considered approach to airflow prides cleaner air. Solar panels leverage the sun to heat water year-round with energy efficient panels. LED lighting features throughout all apartments.

The building is gas free, fitted with high efficiency all-electric services including premium induction cooktops and heat pump hot water, eliminating fossil fuel reliance coupled by solar PV, thermal storage further bolsters efficiency.

The base building and the embedded network will be established under a 100% GreenPower agreement. The building will be provided with a 25kW solar PV system which will feed into the embedded network to benefit all building occupants. Remaining emissions will be balanced using certified carbon offsets and ongoing monitoring and metering will inform occupants and the building operator on how to best operate their apartments and common areas.
